What documents are required to rent a property in Dubai?

A passport, a residence visa (or a pending Entry Permit), an Emirates ID, and proof of income or an employment contract. For non-residents, some landlords will accept applicants provided they pay a higher security deposit. We’ll help you put together a strong application.

Rent is traditionally paid in 1 to 4 post-dated checks per year, but monthly payments via bank transfer are becoming increasingly common. You will also typically pay a 5% security deposit, a 5% agency commission, and approximately 2,000 AED in Ejari fees upon signing the lease.

The standard lease term is 12 months, renewable, and governed by the RERA law. Short-term rentals (Airbnb, furnished seasonal rentals) are permitted but require a specific DTCM license. We manage both types according to your needs.

DEWA (water/electricity), internet, chiller (central air conditioning), and sometimes the building’s service charges are the tenant’s responsibility, unless otherwise specified. We always provide a detailed breakdown of the actual charges before signing the lease to avoid any unpleasant surprises.
